Three examples of the kind of matters we assist with, presented in general terms to illustrate the range and approach of our work.

CASE STUDY 01 — PROPERTY SUCCESSION REVIEW

The situation

A retired couple from the United Kingdom, long-term residents of Bangkok, held a condominium unit in the wife's name and had a joint will prepared in the UK. They were uncertain whether the UK will was enforceable in respect of Thai-held property, or what would happen to the condominium if either of them passed.

The work

Sampatti Legal reviewed the UK will, the condominium title documentation, and the applicable provisions of Thai succession law. A written report was produced setting out how the property would be treated under Thai law and where the existing arrangements left gaps.

The outcome

The couple received a clear written picture of their position. The report identified that a separate Thai will would be necessary to achieve their intended outcome. Work on that document was handled by their own choice, with the succession review report serving as the briefing document.

CASE STUDY 02 — ASSET INVENTORY DOCUMENTATION

The situation

A Thai national in her late sixties, with three adult children in different parts of the country, had accumulated property over several decades. She had no existing inventory or record, and her family had no clear picture of what she held or where the relevant documents were kept.

The work

Two sessions were held over several weeks, working through the client's holdings systematically — residential property, a savings account, a fixed deposit, a vehicle, and a collection of jewellery. Each item was recorded with its current standing and the location of relevant documents.

The outcome

The client and her family received a well-organised written inventory they could use as a reference. She later said it had reduced what she described as a source of persistent worry, and that her children now knew what to look for and where. The document remains on file for revision if needed.

CASE STUDY 03 — MULTI-ASSET ESTATE ADMINISTRATION

The situation

An estate included two residential properties, a commercial unit, a joint bank account, and several smaller personal items. The appointed administrator was a son living in Australia who was unfamiliar with Thai land administration procedures and unable to travel for extended periods.

The work

Sampatti Legal compiled the full estate inventory, coordinated with the Land Department in relation to each property, liaised with the bank regarding the joint account, and drafted the necessary documents for each category. Written progress notes were sent to the administrator and to the two other beneficiaries at each stage of the work.

The outcome

The administration was completed over a period of four months. The administrator required only two visits to Thailand — one at the outset and one to conclude. The beneficiaries described the process as considerably more manageable than they had expected at the start.
